Cancellation and Other Policies

By reserving or renting a room at Amber Inn Bed and Breakfast, you agree to the following policies, terms, and conditions.

Cancellations:

We are a very small facility (we have only four guest rooms), and that forces us to be rather restrictive in our cancellation policy. As a matter of fact, if you cancel a reservation, it means 25% of lost income to us, because it's very unlikely that we would be able to rent your room to someone else - most visitors would have already booked a room at some other place. Large hotels can afford the "same day" cancellations - we cannot, sorry. Thank you for your understanding!

Any reservation must be cancelled no later than two weeks in advance before the check-in time (4 p.m. (16:00) Mountain Time on the arrival date) to receive full refund, less the $10.00 administrative fee. If you cancel within the two weeks, we will have to charge the first night's rate to your credit card.
No refund is given in all other circumstances.

No early or late arrivals, please!

The check-in time is from 4 p.m. (16:00) to 9:00 p.m., except on Tuesdays the check-in time is from 6 p.m. (18:00) to 9:00 p.m.. Please note that we are in the Mountain time zone, one hour ahead of Las Vegas and Los Angeles. If you arrive earlier, please feel free to spend time in Zion Park, it's only 10 minute drive from us. If your flight gets delayed or some other delay occurs and you cannot arrive before 9:00 p.m., please give us a call to let us know about the delay.

Credit card authorization is required to reserve a room

By asking us to reserve a room you automatically give us the authorization to charge your card in case of cancellation, as described above. If you do not cancel your reservation, we will charge your credit card only upon your arrival, not before.

We reserve the right to monitor your use of the wireless Internet

and you agree that we may disable your access to our wireless network if you don't adhere to our Internet use restrictions, as described here.

If you have reserved a specific room

We will do our best to make that room available for you, but we cannot guarantee that that specific room will be available. We reserve the right to offer you another room of equal or better value, or reduce your rate accordingly.

We are not responsible for accidents, injury, or loss of property of any kind.

This is a nice place, please treat it nicely

Please don't put your shoes on tables or on beds. Gentlemen, please don't clean your shoes with towels. Ladies, please don't use the towels to take off your makeup, we have special napkins for that.

This is a desert, please don't waste water

Water is the most precious natural resource, and it is very scarce in our area. Please don't waste it!

No smoking inside the building

Utah Clean Air Act prohibits smoking in the entire building. We have a smoking area outside. If you do smoke inside the building, we may charge you $200 cleaning fee, in addition to the fines imposed by the Utah authorities.

No cooking in the room

We serve full breakfast, and there are many restaurants in our area where you can have lunch or dinner. If you do cook in the room, we may charge you $200 cleaning fee.

No pets

We love pets, but for the sake of comfort of all our guests, we do not allow pets inside the building, sorry. (FYI: Pets are not allowed on the trails of Zion National Park either). If you do bring a pet with you, we can arrange with a local pet-sitter to take care of your pet during your visit, for an additional fee.

No children under 10

We love children, but they require special attention and areas to play, which unfortunately we cannot provide. There are other lodging facilities in our area which do accept families with children, please contact us and we may help you find a suitable place to stay.

Our phone is for emergency use only

We don't offer phones in the rooms, sorry. Please feel free to use your wireless phone if you need to call someone or let someone call you.

Quiet time is between 10:00 p.m. and 9:00 a.m.

Please keep noise down at night to let other guests have a good rest.

Breakfast

is served between 8:00 a.m. and 9:30 a.m. (season) and between 8:30 a.m. and 9:30 a.m. (off-season) If you need to leave earlier, we have a self-serve area where you can help yourself with cereals, bagels, fruits, juice, hot coffee and tea.

Check-out time is 10:30 a.m.

Late checkout may be available only if there is no reservation for your room for the evening, for the additional $30 late checkout fee.

Please don't forget to return the key

Lost or not returned key fee is $25.

We reserve the right to refuse service to anyone,

and you agree that we don't have to explain our reasons for such a decision.
